The first floor of the home features a full kitchen with an island and a comfortable seating area with three garage doors that open out onto the pool... the perfect place for relaxation, dining, entertaining, and fun!  In addition, there is a full bathroom and a game room on this level.

The second floor is the heart of the home, boasting an open-concept design that seamlessly connects the fully equipped kitchen, living room, and dining area. The kitchen, with its deep blue cabinets and spacious island, is perfect for preparing meals and gathering with loved ones. Adjacent to the kitchen, the dining table comfortably seats ten, while the kitchen island seats four, and an additional hightop table seats four.  The living room offers plenty of seating for everyone to relax.

Step outside from the living room to enjoy two inviting balconies. The screened-in balcony, with seating for eight, is ideal for enjoying the island breeze; the open balcony features poolside loungers and Adirondack chair seating, and stairs that lead directly to the pool area.

Also on the second floor are three beautifully appointed bedrooms, two with king beds and en-suite bathrooms, one of which is an accessible bathroom with an open roll-in shower. Bedroom 3 offers two sets of twin bunks and an en-suite bathroom.  

The third floor houses a spacious second living area with its own full bathroom, and four additional bedrooms. There are two luxurious master suites with king beds and large en-suite bathrooms with walk-in showers and stand-alone bathtubs. The third bedroom offers two queen beds and an en-suite bathroom, and the fourth bedroom provides two sets of twin over full bunk beds also with an en-suite bathroom.

The outdoor spaces are a true highlight of this home. The pool area, accessible from both the first-level kitchen and the second-floor balcony, offers a covered patio with seating, plenty of poolside loungers, and even in-pool loungers, making it perfect for cooling off during hot summer days.

Golfing Trip
Just got back from a golfing trip to HHI…a big success! We’re already talking about booking for next year. This house worked great for eight guys. Two brothers shared the room with two queen beds but everyone else had their own room and bathroom. Lots of comfortable spaces to hang out. Enjoyed the pool and outdoor area….really unique with the garage doors opening out to the pool. We were able to watch the games on the large TVs in the pool area and game room while also enjoying the space. Played some great golf all over Hilton Head. So many good public and private courses. This house is really close to the east entrance to Sea Pines and made getting to the golf courses there a quick trip. Walked on the beach down to Coligny Circle for the restaurants. Didn’t cook much in the house but there were two really nice well-stocked kitchens. The beach is at the end of the street and down a path, just a few minutes walk. The street was quiet but close enough to everything.

Loved it!
We loved our visit to 18 Hickory Lane! Everything was brand new and super clean! We were three families (13 total) and we had plenty of room. Two living rooms, plus the game room, plus the outdoor living area…no one was crowded and the kids had their own spaces. Great location on a quiet residential street…close to all the amenities at Coligny Circle but not too close! The beach was not crowded at all and only a short 5 minute walk away. Very easy to access, especially with small children. We loved the outdoor space with the lower level kitchen opening out to the pool area; with the three garage doors opened, there was a really great indoor/outdoor flow between the two spaces. Would definitely come back!

THE FOLLOWING INFORMATION IS provided by the TOWN OF HILTON HEAD ISLAND 

Hilton Head Island's beach is crucial to both residents and the local economy. To preserve this valuable resource, the Town has planned a beach restoration project for Summer 2025, funded primarily by tourism through the local Beach Preservation Fee.

PROJECT OVERVIEW
  • The 2025 beach renourishment is expected to be similar to the previous projects in 1990, 1997, 2006 and 2016.
  • The proposed project will include the placement of approximately 2.2 million cubic yards of beach compatible sand from up to four offshore borrow areas along about 46,500 ft of Atlantic Ocean and Port Royal Sound shoreline.
  • This project is part of the Town's ongoing beach management program, with renourishment scheduled every 8 to 10 years, depending on weather and beach conditions.
  • Pine Island in Hilton Head Plantation will be included in the 2025 restoration. 
SAND PLACEMENT

The proposed project will include sand placement along five areas of the island shoreline:

  1. South Beach / South Island - Approximately 750,000 cubic yards of sand along approximately 10,230 feet of the southern Atlantic Ocean shoreline.
  2. Central Island - Approximately 700,000 cubic yards along 28,860 feet of Atlantic Ocean shoreline.
  3. The Heel - Approximately 500,000 cubic yards of sand along 5,280 feet at the northeast point of the island at the intersection of the Atlantic Ocean and Port Royal Sound shoreline.
  4. Fish Haul Creek - Approximately 50,000 cubic yards of sand along about 2,130 feet of Port Royal Sound shoreline.
  5. Pine Island - Approximately 180,000 cubic yards of beach compatible sand and construction of six rock breakwaters on the Port Royal Sound shoreline of Hilton Head Plantation between Dolphin Head and Pine Island.
CONSTRUCTION PROCESS

The nourishment sand will be excavated by hydraulic dredge from two offshore shoal features.

  • Up to 50,000 feet of pipeline will be trucked or floated to the island by way of large rafts, then moved onto the beach.
  • The pipeline will be piled in stacks along the shoreline until needed during construction.
  • During construction, many miles of pipeline will be submerged on the ocean floor between the offshore borrow sites and the beach.
  • The rest of the pipeline will be laid progressively along the newly constructed beach as the fill sand is pumped on shore.

The dredge will pump a mixture of sand and seawater through the pipeline, and will discharge it onto the beach.

  • There, it will flow parallel to the shoreline - allowing the sand to settle out and the water to return to the sea.
  • Bulldozers and other heavy construction machinery will constantly shape the sand to meet the design specifications.

Project construction is expected to last approximately six months, operating around the clock.

  • On average, the process should move along the shoreline at a rate of about 200 to 300 feet per day.
  • As the fill placement progresses, approximately 1,000 foot sections of the beach are closed temporarily to pedestrian access.
  • Several days of work activity will occur seaward of any one piece of oceanfront property in the 1,000 foot active work area along the beach.
  • Once placed and rough-graded, the new beach is immediately reopened to the public.
IMPACTS ON RESIDENTS AND VISITORS
  • Construction noise will primarily involve bulldozers shaping the sand as it is deposited.
  • Disruptions at individual properties generally last about three or four days as the renourishment operation progresses.
  • Adjacent property owners, or renters, may experience short-term minor inconveniences.
