With private beach access, this home is perfect for those long beach days! The kitchen is equipped with stainless steel appliances, a split, two-sink granite island set, and ample countertop space, so there's plenty of room to cook delicious meals and easy cleanup with two dishwashers. As the day winds down, you get perfect views from the large balcony overlooking the pool and beach. Entertain friends and family with the pool table, which is perfect for hours of conversation and fun. This large, elegant home offers everyone a place to make memories that will last a lifetime. A half bath accessible from the pool area adds convenience while enjoying the outdoors.
A formal dining room is immediately to the left when you enter the home through the grand living area. Guests will find the main suite on this floor, complete with a parlor overlooking the pool deck and surrounding dunes, a standalone shower, and a spa-style bathroom. A second bedroom featuring a full bath is also on this level. In addition to the laundry room, a kitchen with two dishwashers, and an extra-full bath, there is a breakfast area complete with a banquette. Adjacent is a sunny and casual family room with a sofa bed and sliding doors that lead to the pool deck and covered lanai. Two sets of stairs (one spiral) lead to the second and third floors of the home, along with elevator access from the first to the second floor.
Heading upstairs, stop at the mezzanine level between the first and second floors to find a bedroom featuring a TV and a full bath. There are five other bedrooms on the second floor, and four of them have an ensuite bathroom. Two of these bedrooms feature ocean views. This level also has a family room with a pool table and a full bar. Guests are sure to enjoy the veranda overlooking the pool deck and offering panoramic views of the ocean on this floor. There is an additional game room located on the top level.

The Town of Hilton Head Island's 2026 Beach Renourishment Project began on August 6, 2025 at Fish Haul Beach, located off Mitchelville Road on the Island's north end. This vital initiative, part of the Town's long-term beach management program, is undertaken every 8 to 10 years and aims to preserve, protect, and restore Hilton Head's valuable shoreline.
The 2026 renourishment will mirror past efforts (1990, 1997, 2006, 2016) and involves placing approximately 2.2 million cubic yards of beach-compatible sand across 46,500 feet of Atlantic Ocean and Port Royal Sound shoreline. Sand will be dredged from offshore shoals and pumped through extensive pipeline systems onto designated beach areas, then shaped by heavy machinery to meet specific design standards.
The $47.5 million project is divided into three phases, with work expected to last until May 2026:
Phase I:
- Complete - Contractor mobilizes in August 2025
- Complete - Weeks of August 13, 2025 thru September 12, 2025 - Fish Haul area
- Complete - Weeks of September 18, 2025 thru October 10, 2025 - Pine Island
- Complete - Weeks of October 11, 2025 thru October 17, 2025 - Port Royal (The Heel)
Phase II:
- Weeks of December 11, 2025 thru March 28, 2026 - Central Island, including beach areas along Palmetto Dunes
- Weeks of March 28, 2026 thru May 31, 2026 - South Island and South Beach areas.
Phase III:
- Weeks of November 1, 2025 thru April 30, 2026 - Pine Island Breakwater Structures
During the renourishment, about 1,000-foot beach segments will be temporarily closed, with beachgoers directed around active work zones via ramps and signage. Construction is expected to proceed 24/7, moving at a pace of 200-300 feet per day, with minor disruptions lasting just a few days for any specific beachfront property
The proposed project will include sand placement along five areas of the island shoreline:
- Fish Haul Creek — 2,130 feet
- Pine Island — 5,280 feet
- Port Royal / The Heel — 5,280 feet
- Central Island (including Palmetto Dunes) — 28,860 feet
- South Beach / South Island — 10,230 feet
The project includes safeguards for endangered species. Activities are monitored by consultants to protect sea turtles and migratory shorebirds. Per U.S. Army Corps and USFWS permit conditions, dog activity is restricted in a small area adjacent to Fish Haul Creek Beach Park. All other beaches remain under normal seasonal pet access rules.

- Construction noise will primarily involve bulldozers shaping the sand as it is deposited.
- Disruptions at individual properties generally last about three or four days as the renourishment operation progresses.
- Adjacent property owners, or renters, may experience short-term minor inconveniences.
