The first floor includes two spacious King primary suites, each with a private en-suite bathroom. Also on this level is a dedicated study with a Murphy bed, ideal for additional guests or quiet workspace. The open-concept living area features a modern kitchen with custom cabinetry, built-in appliances, an oversized island, and a walk-in pantry that shares space with the first-floor laundry. The adjacent dining area seats eight and opens into the great room, where large sliding glass doors lead out to a covered balcony overlooking the 27' x 15' private pool and sun deck.

Upstairs, you'll find the remaining bedrooms. A third King suite with en-suite bath, one Queen bedroom with a dedicated full bathroom nearby, and two additional Queen bedrooms that share a full bathroom located in the hall between them. At the top of the stairs, a second-floor lounge offers a separate space to relax, complete with couches and a TV, perfect for movie nights or kids' hangouts. A second laundry room is also located on this level for added convenience.

THE FOLLOWING INFORMATION IS provided by the TOWN OF HILTON HEAD ISLAND

The Town of Hilton Head Island's 2026 Beach Renourishment Project began on August 6, 2025 at Fish Haul Beach, located off Mitchelville Road on the Island's north end. This vital initiative, part of the Town's long-term beach management program, is undertaken every 8 to 10 years and aims to preserve, protect, and restore Hilton Head's valuable shoreline.

PROJECT OVERVIEW

The 2026 renourishment will mirror past efforts (1990, 1997, 2006, 2016) and involves placing approximately 2.2 million cubic yards of beach-compatible sand across 46,500 feet of Atlantic Ocean and Port Royal Sound shoreline. Sand will be dredged from offshore shoals and pumped through extensive pipeline systems onto designated beach areas, then shaped by heavy machinery to meet specific design standards.

CONSTRUCTION TIMELINE

The $47.5 million project is divided into three phases, with work expected to last until May 2026:

Phase I:

  • Complete - Contractor mobilizes in August 2025
  • Complete - Weeks of August 13, 2025 thru September 12, 2025 - Fish Haul area
  • Complete - Weeks of September 18, 2025 thru October 10, 2025 - Pine Island
  • Complete - Weeks of October 11, 2025 thru October 17, 2025 - Port Royal (The Heel)

Phase II:

  • Weeks of December 11, 2025 thru March 28, 2026 - Central Island, including beach areas along Palmetto Dunes
  • Weeks of March 28, 2026 thru May 31, 2026 - South Island and South Beach areas.

Phase III:

  • Weeks of November 1, 2025 thru April 30, 2026 - Pine Island Breakwater Structures
TEMPORARY CLOSURES AND COMMUNITY IMPACT

During the renourishment, about 1,000-foot beach segments will be temporarily closed, with beachgoers directed around active work zones via ramps and signage. Construction is expected to proceed 24/7, moving at a pace of 200-300 feet per day, with minor disruptions lasting just a few days for any specific beachfront property

SAND PLACEMENT LOCATIONS:

The proposed project will include sand placement along five areas of the island shoreline:

  • Fish Haul Creek — 2,130 feet
  • Pine Island — 5,280 feet
  • Port Royal / The Heel — 5,280 feet
  • Central Island (including Palmetto Dunes) — 28,860 feet
  • South Beach / South Island — 10,230 feet
WILDLIFE PROTECTIONS

The project includes safeguards for endangered species. Activities are monitored by consultants to protect sea turtles and migratory shorebirds. Per U.S. Army Corps and USFWS permit conditions, dog activity is restricted in a small area adjacent to Fish Haul Creek Beach Park. All other beaches remain under normal seasonal pet access rules.

IMPACTS ON RESIDENTS AND VISITORS
  • Construction noise will primarily involve bulldozers shaping the sand as it is deposited.
  • Disruptions at individual properties generally last about three or four days as the renourishment operation progresses.
  • Adjacent property owners, or renters, may experience short-term minor inconveniences.
