Welcome to this distinctive vacation property managed locally by Island Time Hilton Head.

This 2 Bedroom 2 Bathroom villa is located in Palmetto Dunes in the tranquil Queens Grant neighborhood. This open plan, pet friendly villa is the perfect place for a peaceful Island escape. With it's open plan, and coastal blues interior, you'll find everything you need. As you enter the villa you'll have the fully stocked kitchen to the right of you and the open plan dining area that seats 6 as well as the comfortable living area with high vaulted ceilings with views to the outside deck. The deck is closed in for privacy with a table seating 4 as well as a gas grill.

Both the bedrooms are found to the left of the main living area, each with their own private bathroom. Bedroom 1 offers a king bed and has a large TV and a desk area perfect for remote work. Bedroom 2 offers two queen beds, and a large TV.

This villa has easy access to the community pool and is only a 7 - 10 minute walk to one of the beautiful Hilton Head beaches. The world-famous Palmetto Dunes Oceanfront Resort is a 2000-acre community that stretches from the 3 miles of white sandy beaches through 11 miles of lagoons, 3 golf courses, and 25 tennis and pickleball courts. There is also a convenient bikeway/walkway under William Hilton Parkway that provides access to the Shelter Cove Marina and Towne Center, which feature a plethora of world-class shops and restaurants.

Super location
This place is close to everything, there’s a general store five minutes away you could walk to, five minute walk to renting bikes, five minute walk to tennis and Pickleball courts, golf courses are everywhere, there are great bike paths everywhere, you can walk to the beach, if you are a foody or just like to eat , the kitchen is stocked with all the latest cookware, I love the coffee mugs, there is a grill outside also, so if you like a very active vacation, or just like to sit on the beach read and take it all in , you can find happiness here

THE FOLLOWING INFORMATION IS provided by the TOWN OF HILTON HEAD ISLAND

The Town of Hilton Head Island's 2026 Beach Renourishment Project began on August 6, 2025 at Fish Haul Beach, located off Mitchelville Road on the Island's north end. This vital initiative, part of the Town's long-term beach management program, is undertaken every 8 to 10 years and aims to preserve, protect, and restore Hilton Head's valuable shoreline.

PROJECT OVERVIEW

The 2026 renourishment will mirror past efforts (1990, 1997, 2006, 2016) and involves placing approximately 2.2 million cubic yards of beach-compatible sand across 46,500 feet of Atlantic Ocean and Port Royal Sound shoreline. Sand will be dredged from offshore shoals and pumped through extensive pipeline systems onto designated beach areas, then shaped by heavy machinery to meet specific design standards.

CONSTRUCTION TIMELINE

The $47.5 million project is divided into three phases, with work expected to last until May 2026:

Phase I:

  • Complete - Contractor mobilizes in August 2025
  • Complete - Weeks of August 13, 2025 thru September 12, 2025 - Fish Haul area
  • Complete - Weeks of September 18, 2025 thru October 10, 2025 - Pine Island
  • Complete - Weeks of October 11, 2025 thru October 17, 2025 - Port Royal (The Heel)

Phase II:

  • Weeks of December 11, 2025 thru March 28, 2026 - Central Island, including beach areas along Palmetto Dunes
  • Weeks of March 28, 2026 thru May 31, 2026 - South Island and South Beach areas.

Phase III:

  • Weeks of November 1, 2025 thru April 30, 2026 - Pine Island Breakwater Structures
TEMPORARY CLOSURES AND COMMUNITY IMPACT

During the renourishment, about 1,000-foot beach segments will be temporarily closed, with beachgoers directed around active work zones via ramps and signage. Construction is expected to proceed 24/7, moving at a pace of 200-300 feet per day, with minor disruptions lasting just a few days for any specific beachfront property

SAND PLACEMENT LOCATIONS:

The proposed project will include sand placement along five areas of the island shoreline:

  • Fish Haul Creek — 2,130 feet
  • Pine Island — 5,280 feet
  • Port Royal / The Heel — 5,280 feet
  • Central Island (including Palmetto Dunes) — 28,860 feet
  • South Beach / South Island — 10,230 feet
WILDLIFE PROTECTIONS

The project includes safeguards for endangered species. Activities are monitored by consultants to protect sea turtles and migratory shorebirds. Per U.S. Army Corps and USFWS permit conditions, dog activity is restricted in a small area adjacent to Fish Haul Creek Beach Park. All other beaches remain under normal seasonal pet access rules.

IMPACTS ON RESIDENTS AND VISITORS
  • Construction noise will primarily involve bulldozers shaping the sand as it is deposited.
  • Disruptions at individual properties generally last about three or four days as the renourishment operation progresses.
  • Adjacent property owners, or renters, may experience short-term minor inconveniences.
