This 3-bedroom, 3-bathroom villa is an end unit located in the quiet Queens Grant neighborhood in the world-class Palmetto Dunes Resort. As you enter, you are met with a fully-stocked kitchen to your right that conveniently flows into the great room of the house, consisting of the formal dining table and living area. This space is beautifully lit up with natural sunlight that shines through the huge glass sliding doors. Out these doors, you will find a spacious back deck that offers a tranquil landscape view.
The first bedroom is on the first level and features a king-sized bed, flat-screen TV, and ensuite master bathroom. Upstairs, you will find the other bedrooms. The second bedroom features a king-sized bed, a flat-screen TV, and shares access to the jack-and-jill bathroom with the third bedroom. The third bedroom features a bunk bed consisting of a twin over a full and a twin-sized trundle bed. The Jack and Jill bathroom has a shower/tub combination.
This villa is only minutes from the community pool and a 7- to 10-mminute walk from the beautiful sandy beaches. The world-famous Palmetto Dunes Oceanfront Resort is a 2000-acre community that stretches from the 3 miles of white sandy beaches through 11 miles of lagoons, 3 golf courses, and 25 tennis and pickleball courts. There is also a convenient bikeway/walkway under William Hilton Parkway that provides access to the Shelter Cove Marina and Towne Center, which feature a plethora of world-class shops and restaurants.

The Town of Hilton Head Island's 2026 Beach Renourishment Project began on August 6, 2025 at Fish Haul Beach, located off Mitchelville Road on the Island's north end. This vital initiative, part of the Town's long-term beach management program, is undertaken every 8 to 10 years and aims to preserve, protect, and restore Hilton Head's valuable shoreline.
The 2026 renourishment will mirror past efforts (1990, 1997, 2006, 2016) and involves placing approximately 2.2 million cubic yards of beach-compatible sand across 46,500 feet of Atlantic Ocean and Port Royal Sound shoreline. Sand will be dredged from offshore shoals and pumped through extensive pipeline systems onto designated beach areas, then shaped by heavy machinery to meet specific design standards.
The $47.5 million project is divided into three phases, with work expected to last until May 2026:
Phase I:
- Complete - Contractor mobilizes in August 2025
- Complete - Weeks of August 13, 2025 thru September 12, 2025 - Fish Haul area
- Complete - Weeks of September 18, 2025 thru October 10, 2025 - Pine Island
- Complete - Weeks of October 11, 2025 thru October 17, 2025 - Port Royal (The Heel)
Phase II:
- Weeks of December 11, 2025 thru March 28, 2026 - Central Island, including beach areas along Palmetto Dunes
- Weeks of March 28, 2026 thru May 31, 2026 - South Island and South Beach areas.
Phase III:
- Weeks of November 1, 2025 thru April 30, 2026 - Pine Island Breakwater Structures
During the renourishment, about 1,000-foot beach segments will be temporarily closed, with beachgoers directed around active work zones via ramps and signage. Construction is expected to proceed 24/7, moving at a pace of 200-300 feet per day, with minor disruptions lasting just a few days for any specific beachfront property
The proposed project will include sand placement along five areas of the island shoreline:
- Fish Haul Creek — 2,130 feet
- Pine Island — 5,280 feet
- Port Royal / The Heel — 5,280 feet
- Central Island (including Palmetto Dunes) — 28,860 feet
- South Beach / South Island — 10,230 feet
The project includes safeguards for endangered species. Activities are monitored by consultants to protect sea turtles and migratory shorebirds. Per U.S. Army Corps and USFWS permit conditions, dog activity is restricted in a small area adjacent to Fish Haul Creek Beach Park. All other beaches remain under normal seasonal pet access rules.

- Construction noise will primarily involve bulldozers shaping the sand as it is deposited.
- Disruptions at individual properties generally last about three or four days as the renourishment operation progresses.
- Adjacent property owners, or renters, may experience short-term minor inconveniences.
