Welcome to this distinctive vacation property managed locally by Island Time Hilton Head.

7 Sea Front is a recently updated, elegant 2nd row ocean home with a golf simulator. Located in Burkes Beach, this home has 7 bedrooms with great porches, a private pool, and a game room featuring a brand new golf simulator and ping pong table. This home is perfect for large groups and offers ample space to spread out.

On the first floor, be welcomed into the open layout of the living room, dining room, and kitchen. The formal dining table seats 10. The kitchen dining table seats six, and the kitchen has four bar stools. Before heading up the dual staircases, there are two bedrooms located on the first floor. The primary bedroom provides plenty of space and features a king bed with a sitting area that has a desk and a queen sofa pullout. The ensuite bath has a walk-in shower and tub. The guest bedroom has a king bed and an ensuite bathroom with a walk-in shower.

Heading up the dual staircase, you have a second living room. The second floor has five bedrooms. The first 3 rooms have a king-size bed. The other 2 rooms are bunk rooms, one with 2 queens over 2 queens and one with 2 doubles over 2 doubles. All rooms have an ensuite bath with walk-in showers.

On the ground floor, you have an additional family room with a ping pong table. Make sure to bring your own clubs to take the brand new golf simulator for a spin. Outside, you can relax by the private pool. This house has it all for a perfect vacation.

Memories for a Lifetime
From the moment we booked the vacation rental at 7 Sea Front Lane to the day we departed, everything about the experience—service, quality, and overall comfort—was exceptional. We loved our stay and would do it all over again without hesitation.

We were four families with a mix of mostly teenagers and a couple of pre-teens. Finding a rental that provided enough space for everyone was key, and this home checked all the boxes. The two bunk rooms with double-sized beds gave all the kids their own space, while the adults enjoyed private king bedrooms with en-suite bathrooms. It was truly perfect for our group.

The layout of the house balanced privacy and togetherness beautifully. The common spaces were inviting and comfortable, and the fully equipped kitchen allowed us to cook up several New Year’s feasts (thanks to all the great supermarkets and shops nearby too!). While we mostly enjoyed meals at home, it was a bonus to have great restaurants nearby when we wanted to venture out.

The location was ideal—just a short walk to the beach, with ocean views from the second-floor balcony. There’s also a lovely park close by, featuring bike trails, tennis courts, and a playground. Whether relaxing or exploring, this rental offers the best of everything.

The peaceful surroundings were another highlight. The block itself was charming, with beautiful views in every direction, and the stars at night were an unforgettable sight—clear, bright, and breathtaking.

Pam and the property management team were outstanding. They checked in regularly and addressed any minor issues (like adjusting the A/C or the elevator) promptly and professionally, ensuring our stay was never disrupted. If we could suggest one small improvement, it would be adding oven mitts to the kitchen.

Great property for a family gathering
Rental went smooth from start to finish...clean and well laid out for couples and kids to gather comfortably...lots of room to spread out. Easy walk to the beach! The outside balconies were great! Kitchen was well equipped, but using the induction stove was a little confusing (some pots were not compatible).

Questions to the property manager were answered quickly and accurately (they are really friendly!).

Some of the bedrooms could use a larger dresser.

Large Family Vacation
Great week. House is very spacious, nice for young kids too. Easy walk to beach. Noticed a couple of minor opportunities, such as coffee maker drip basket missing, and it could have been cleaned more thoroughly. Otherwise good.

Wonderful!
We had a wonderful stay. The house was very clean and spacious for our 20 guest. We were there for a girls golf state tournament and the girls (and dads) loved the golf simulator. It was only about 100 yards from the beach which everyone also loved. Thank you again for a great stay!

Nice Vacation Place

Great Location
Island Time was fantastic to work from start to finish. With 18 adults in the house everyone had plenty of room to sleep, eat, and relax. It was very clean and decorated beautifully. The kitchen is well stocked, the nearby park offered activities, and the walk to the beach couldn’t be any closer.

Amazing!
Our entire family of 19 had the best trip ever and can’t wait to do it again. The house is extremely well stocked for just about anything we could ask for! The agents were extremely helpful with the small issues we had. House was very clean upon arrival and grounds were well kept. The walk to the beach was very easy especially with the beach carts the house provided. We can’t wait to return!

Wonderful house!
What a wonderful house! The layout was perfect for our group of 15, with the combination of king bedrooms and bunk rooms. The house was beautifully decorated, very clean, and the kitchen was well stocked. Everyone remarked how comfortable the mattresses were. And 2 washers and 2 dryers! Parking in the garage and in the driveway was available. The beach is a short walk down a path across the marsh. The management company did a great job in addressing any concerns we had. We would definitely stay here again.

7 Sea Front Lane
7 Sea Front Lane is a great house for a Hilton Head experience. We enjoyed all the facilities the house had to offer and felt it was well equipped for our needs. Island Time were an extremely helpful vacation company to deal with and accommodated our check in and check out requests without it being a problem. Unbeknown to us apple remotes had gone missing during a previous guests stay, but Island Time resolved this issue within 24 hours of our arrival and had all TV’s up and running for us without any inconvenience to ourselves.
I would definitely recommend staying in this lovely beautifully decorated home and would recommend booking through Island time.

2025 Beach Renourishment +

THE FOLLOWING INFORMATION IS provided by the TOWN OF HILTON HEAD ISLAND 

Hilton Head Island's beach is crucial to both residents and the local economy. To preserve this valuable resource, the Town has planned a beach restoration project for Summer 2025, funded primarily by tourism through the local Beach Preservation Fee.

PROJECT OVERVIEW
  • The 2025 beach renourishment is expected to be similar to the previous projects in 1990, 1997, 2006 and 2016.
  • The proposed project will include the placement of approximately 2.2 million cubic yards of beach compatible sand from up to four offshore borrow areas along about 46,500 ft of Atlantic Ocean and Port Royal Sound shoreline.
  • This project is part of the Town's ongoing beach management program, with renourishment scheduled every 8 to 10 years, depending on weather and beach conditions.
  • Pine Island in Hilton Head Plantation will be included in the 2025 restoration. 
SAND PLACEMENT

The proposed project will include sand placement along five areas of the island shoreline:

  1. South Beach / South Island - Approximately 750,000 cubic yards of sand along approximately 10,230 feet of the southern Atlantic Ocean shoreline.
  2. Central Island - Approximately 700,000 cubic yards along 28,860 feet of Atlantic Ocean shoreline.
  3. The Heel - Approximately 500,000 cubic yards of sand along 5,280 feet at the northeast point of the island at the intersection of the Atlantic Ocean and Port Royal Sound shoreline.
  4. Fish Haul Creek - Approximately 50,000 cubic yards of sand along about 2,130 feet of Port Royal Sound shoreline.
  5. Pine Island - Approximately 180,000 cubic yards of beach compatible sand and construction of six rock breakwaters on the Port Royal Sound shoreline of Hilton Head Plantation between Dolphin Head and Pine Island.
CONSTRUCTION PROCESS

The nourishment sand will be excavated by hydraulic dredge from two offshore shoal features.

  • Up to 50,000 feet of pipeline will be trucked or floated to the island by way of large rafts, then moved onto the beach.
  • The pipeline will be piled in stacks along the shoreline until needed during construction.
  • During construction, many miles of pipeline will be submerged on the ocean floor between the offshore borrow sites and the beach.
  • The rest of the pipeline will be laid progressively along the newly constructed beach as the fill sand is pumped on shore.

The dredge will pump a mixture of sand and seawater through the pipeline, and will discharge it onto the beach.

  • There, it will flow parallel to the shoreline - allowing the sand to settle out and the water to return to the sea.
  • Bulldozers and other heavy construction machinery will constantly shape the sand to meet the design specifications.

Project construction is expected to last approximately six months, operating around the clock.

  • On average, the process should move along the shoreline at a rate of about 200 to 300 feet per day.
  • As the fill placement progresses, approximately 1,000 foot sections of the beach are closed temporarily to pedestrian access.
  • Several days of work activity will occur seaward of any one piece of oceanfront property in the 1,000 foot active work area along the beach.
  • Once placed and rough-graded, the new beach is immediately reopened to the public.
IMPACTS ON RESIDENTS AND VISITORS
  • Construction noise will primarily involve bulldozers shaping the sand as it is deposited.
  • Disruptions at individual properties generally last about three or four days as the renourishment operation progresses.
  • Adjacent property owners, or renters, may experience short-term minor inconveniences.
