Welcome to this distinctive vacation property managed locally by Island Time Hilton Head.

Lots of natural light shines throughout this 2-bedroom, 2-bathroom villa, just steps away from the Salty Dog.

You'll love the recently renovated kitchen, which is located just off the foyer. All overlooking the open-concept living and dining room and out to the Calibogue Sound.

The master bedroom consists of a king bed, a walk-in closet, and an attached master bathroom. The master bathroom is nicely renovated with a custom tiled walk-in shower. The guest bedroom consists of a king bed. The guest bathroom is also fully renovated and has a cute tile with a tub and shower combination. Both bedrooms have views of the water.

Please note, there is no elevator access to the villa.

Walk to the tennis, pickleball courts, and the beach. Or simply enjoy the views from the balcony, watching the wildlife and boats on the water, while listening to the music from the South Beach Marina!

Great place to walk and bike on the beach from. The balcony is wonderful- particularly since we had such good weather.
I missed reading lamps in LR and master bedrooms. Otherwise, very efficient.

Piece of Heaven
Excellent location for morning and evening walks. Fishing near the sound was awesome. We liked to go at low tide. This is also a great location, not just for the beach, but for close shops, restaurants, and tennis or pickleball. We easily biked to the lighthouse in extreme heat due to the shade of the trees. The condo itself was immaculately clean! No traces of other guests such as spices or food left in cabinet. Even the kitchen towels and potholders seemed brand new. Very quiet location and away from crowds. We would love to go back!

Great vacation.

Fall Break Trip 2023
We have traveled to HHI for several years and this condo was perfect for 2 adult couples. It was in a great location, walking distance to the Salty Dog, South Beach Marina, and the beach. We rode bikes, drove to the Sea Pines Beach Club and ate at many restaurants around the island. Condo was well stocked. Only neg was I wish the management company would mail out the Sea Pines Gate Pass to us prior to arriving. That would eliminate a step of stopping by the management company to pick it up. But the management company was very professional and even follow-up with us the day after we checked it to see if everything was to our liking.

Perfect Location!
Wow! You can’t beat the location of this villa. It was a 2 minute walk to the Salty Dog restaurant, bar, shops, and marina! The pool was also only 3-4 minute walk, and the owner included a pool pass with the stay! My niece loved swimming in the pool. It was easy to go back and forth all day! Walks to the beach for the sunset was a highlight & only a 5 minute walk. We saw many dolphins! Owner included 2 beach chairs with the villa that were easy to carry over. The villa was so clean and fresh. The bedrooms were spacious and the showers were great! Will definitely stay here again for the location, cleanliness, and ease of rental! Next time we may book a boat ride as the marina and rentals were steps away from the villa!

Awesome Experience
Island Time was outstanding. The staff is friendly and very helpful they made everything easy and check on you during your stay to see if you need anything. The Bluff Villa condo is located in our favorite location in South Beach close to beach, bike rentals, tennis courts and Salty Dog Cafe. It was equipped with everything you need. It is very clean, nicely decorated and beds were comfortable. We will rent this condo again.

great get-a-way
Perfect location for us. We were 2 couples and both BRs had king sized bed...great after a day of biking and pickleball. Only down side was the lack of wine glasses....would seem to be necessary in a vacation rental. We bought 4 and left them. Enjoy!

2025 Beach Renourishment +

THE FOLLOWING INFORMATION IS provided by the TOWN OF HILTON HEAD ISLAND 

Hilton Head Island's beach is crucial to both residents and the local economy. To preserve this valuable resource, the Town has planned a beach restoration project for Summer 2025, funded primarily by tourism through the local Beach Preservation Fee.

PROJECT OVERVIEW
  • The 2025 beach renourishment is expected to be similar to the previous projects in 1990, 1997, 2006 and 2016.
  • The proposed project will include the placement of approximately 2.2 million cubic yards of beach compatible sand from up to four offshore borrow areas along about 46,500 ft of Atlantic Ocean and Port Royal Sound shoreline.
  • This project is part of the Town's ongoing beach management program, with renourishment scheduled every 8 to 10 years, depending on weather and beach conditions.
  • Pine Island in Hilton Head Plantation will be included in the 2025 restoration. 
SAND PLACEMENT

The proposed project will include sand placement along five areas of the island shoreline:

  1. South Beach / South Island - Approximately 750,000 cubic yards of sand along approximately 10,230 feet of the southern Atlantic Ocean shoreline.
  2. Central Island - Approximately 700,000 cubic yards along 28,860 feet of Atlantic Ocean shoreline.
  3. The Heel - Approximately 500,000 cubic yards of sand along 5,280 feet at the northeast point of the island at the intersection of the Atlantic Ocean and Port Royal Sound shoreline.
  4. Fish Haul Creek - Approximately 50,000 cubic yards of sand along about 2,130 feet of Port Royal Sound shoreline.
  5. Pine Island - Approximately 180,000 cubic yards of beach compatible sand and construction of six rock breakwaters on the Port Royal Sound shoreline of Hilton Head Plantation between Dolphin Head and Pine Island.
CONSTRUCTION PROCESS

The nourishment sand will be excavated by hydraulic dredge from two offshore shoal features.

  • Up to 50,000 feet of pipeline will be trucked or floated to the island by way of large rafts, then moved onto the beach.
  • The pipeline will be piled in stacks along the shoreline until needed during construction.
  • During construction, many miles of pipeline will be submerged on the ocean floor between the offshore borrow sites and the beach.
  • The rest of the pipeline will be laid progressively along the newly constructed beach as the fill sand is pumped on shore.

The dredge will pump a mixture of sand and seawater through the pipeline, and will discharge it onto the beach.

  • There, it will flow parallel to the shoreline - allowing the sand to settle out and the water to return to the sea.
  • Bulldozers and other heavy construction machinery will constantly shape the sand to meet the design specifications.

Project construction is expected to last approximately six months, operating around the clock.

  • On average, the process should move along the shoreline at a rate of about 200 to 300 feet per day.
  • As the fill placement progresses, approximately 1,000 foot sections of the beach are closed temporarily to pedestrian access.
  • Several days of work activity will occur seaward of any one piece of oceanfront property in the 1,000 foot active work area along the beach.
  • Once placed and rough-graded, the new beach is immediately reopened to the public.
IMPACTS ON RESIDENTS AND VISITORS
  • Construction noise will primarily involve bulldozers shaping the sand as it is deposited.
  • Disruptions at individual properties generally last about three or four days as the renourishment operation progresses.
  • Adjacent property owners, or renters, may experience short-term minor inconveniences.
